RENTER’S INSURANCE 

Many tenants are under the impression that they will not be liable for any damages that they cause and they do not get the Renter’s Insurance. If you have a fire in the kitchen, or a fire as a result of lighting a candle, the damages that this fire causes will be your responsibility. If the fire causes damages to your neighbors, you will be liable for them as well. That’s when the renter’s insurance kicks in and protects you from these types of liability claims that can be brought against you. Most Renter’s Insurance policies will include the $100,000 of liability coverage, Personal Property coverage and the medical payments to others coverage.

Below are the standard coverages of a renter’s insurance policy.

PERSONAL PROPERTY COVERAGE

Will protect your personal belongings in the event that they are damaged or stolen. Make sure that your personal property is covered on a Replacement Cost basis so that there is no deduction for depreciation.

PERSONAL LIABILITY COVERAGE

Provides protection in case you cause any damage to the place that you are renting, or to the neighbors, as well as if you are liable for any bodily injury or personal injury.

MEDICAL PAYMENTS

Will pay for the medical bills of others who might get injured on your property (but not for your family’s injuries or the injuries of your domestic workers).

LOSS OF USE

Coverage is for the additional living expenses that you incur when you can no longer reside at the place that you are renting after a covered loss and have to temporarily relocate (normally pays for the food and lodging).

SEWER & DRAIN BACKUP

An optional coverage that we recommend to all of our clients. It will pay for the damages caused by the water that backs up through sewer or drain, sump pump, toilet, dishwasher, washing machine or a sink.
